Encompassing over 25,000 units nationwide, and have been involved in Multi-Family real estate investments, due diligence, acquisitions, transitions, budgeting, financial management and reporting, vendor contract negotiation, property branding, human resource training and management, sales and marketing, property audits, asset management, orchestrating rehabs and capital improvement projects and operational management. Our multi-family tenure includes raising property NOI, stabilizing occupan- cy above 90%, extensive lease up experience and turnaround success in rehab and repositioning distressed or underachieving properties within 12-18 months, in addition to managing high-rise, mid-rise and garden style communities, in all property classes for Private Owners, Investors, Asset Management Firms and Lenders. LHMS has a working knowledge with FDIC, FNMA, Freddie Mac, CMBA, bond-financing, REIT’s; and government programs such as Section 42 tax credit, Section 8/ HUD and VASH (Veterans Affairs Supportive Housing).
We have Asset Managed for a Private Multifamily Investor groups, implementing solid operating standards, developing growth strategies and providing management oversight for their multi-family portfolios. We have developed strong relationships of trust and communication with our corporate clients, including Bank of America, KeyBank, Midland Loan Services, PNC Bank,
Cohen Financial, Suntrust, Berkadia, Arbor Financial, as well as other Special Servicers, Asset Management Firms and Private Owners.
We have a licensed real estate broker that is licensed in various states and oversees the leases at each apartment complex.
